| b) Role -
Guardbridge relies on Curtis Fine Papers as the principal source of
local employment. There is scope to broaden the job opportunities
by providing land for new investment in the local economy. The Local
Plan identifies land for mixed-use development phased over the Plan
period and beyond which includes business, housing, and community
facilities. This will make a positive contribution to the village,
capitalise on the ready access to Leuchars rail station and strategic
road links via the A919, and attract some of the house-driven development
pressure from St Andrews. |

| Guardbridge Expansion Masterplan Proposal
Pr39 |
| Fife Council will produce a masterplan
and development brief for the mixed use expansion on sites h43-h46.
It will aim to integrate the development with the rest of the village
and Leuchars rail station, address design, layout and massing requirements,
identify suitable locations for proposed open space, community woodland
(c10) and employment land, identify a site for a possible new primary
school (c9), and any other community facilities. |
